Thank you for your interest in one of our rental properties! We are pleased to assist you and ensure you receive excellent service throughout the leasing process.
To begin the application process, all adults intending to reside in the home must submit the online application.
In addition to completing the application and sending the application fee as outlined below, please send PDF copies of the following documents to Leasing@TownSideProperties.com:
- Application Fee: $100 (includes primary applicant PLUS one co-applicant or guarantor; each additional adult applicant is $50). Payment options include:
- Venmo: @TOWNSIDEPROPERTIES
- Cash App: $TOWNSIDE
- Paper check made payable to TownSide Properties and mailed to: PO Box 1756, Apex, NC 27502
- Proof of Income:
- Two most recent pay stubs
- Employment verification letter (if relocating for a new job)
- For self-employed applicants: the last two years of tax returns, three months of bank statements, and copies of any 1099 forms
- If applicable, documentation of any additional income
- Identification:
- A copy of the driver’s license (front and back) for each adult (18 years or older)
- A secondary form of identification (e.g., Social Security card, passport copy, etc.)
Once the required documents are received, the information is verified through credit, criminal, and eviction screenings. You will be notified of your preliminary approval via email, pending a satisfactory review of all submitted materials.
Next Steps After Preliminary Approval
Upon receiving preliminary approval, the following steps will occur:
- Your lease will be placed in draft status, and your Propertyware portal will be activated. You will be asked to set a password for your portal.
- A hold fee equal to one month's rent must be received via ACH, paid through the TownSide Properties Tenant Portal. This fee will be applied toward the first 30 days of your lease.
- The lease will then be prepared and sent via DocuSign for signatures. The security deposit will be due via your portal immediately following the ratification of your lease.
